Jeff and I purchased a house to fix and sell this spring, we gave the house to a Realtor to sell, but after 90 days, she had little or no activity. We decided to pull the listing from her and use the system Billy taught us, lease/option and owner financing. We put out three signs, two went on the property and one we put on the highway near the house. As we were hammering the stakes into the yard, we actually had two couples stop by and look at the property….this was more activity than the realtor ever had! About a year ago my wife, Linda, and I attended the Righteously Rich Seminar. We had heard your ad on the radio (WVFJ) and wondered if this was what God had for us.
We bought the Home Study course and followed the directions to the "T". It has taken us a while but we just recently bought our first two properties.
The first was an elderly lady who was anxious to sell in order to move into a retirement community. She had listed her property for $118,000 with a broker, but it had not sold and she was very anxious. Since it was our first purchase we were extremely nervous but, at the same time, we knew God was in it. He literally walked us through it every step of the way. We had this knowing that we were doing His will.
We made an initial offer of $75,000. Her son, who was assisting her in the process, nearly went ballistic. After we were able to calm him down, they said they would take $95,000. After a period of silence, I offered $90,000 and they accepted. The property appraised for $130,000 subject to cosmetic repairs. We walked away from the closing table with over $14,534. We expect to lease option it for +/- $139,000.
Very quickly one of her friends called and wanted us to buy his house, too. She had given us a good recommendation. Soon we had two properties. We bought this one for $60,000. It appraised for $98,000 subject to cosmetic repairs and, again, we walked away from the closing table with $13,450.
We had planned to spend $5,000-$7,500 on improvements and expected to lease option it for +/- $109,000; however, we have a very interested buyer who wants to discuss a work equity arrangement, so we'll see how that works out!
We just want to say that this program works! Just do your homework and follow Billy's directions. Go for it! You can do it!

Well, all I can say is that you guys at UV have done just that. “The System” works great. I bought a house using “the system.” It happened just like you said it would! How did you guys come up with such great stuff? Thank you, UV!! How would I ever have known to do this if someone like you guys didn’t say “just do it!”
In November 2006 I bought a house subject to the existing financing. I paid $122,500 for this house which was worth $155,000. In April 2007 I owner financed this house to a nice couple who will take care of it for $152,500 with $2500 down. The end result is that I am now receiving $325 per month in positive cash flow with $19,500 in back end equity. If the tenant buyer refinances with a primary lender any time soon, I get the $19,500. If the purchasers keep the owner financing in place for the full term, I make $117,500 in interest and equity. Not bad for a first shot out of the box, but that’s peanuts compared to what is to come.
I really thank you guys for opening my eyes to the possibilities right before me. I am an architect and already knew lots of this stuff, but I was not looking at the picture from the correct perspective. I had to BREAK SOME STRONGHOLDS in my thinking, AND TAKE ACTION. “The System” worked flawlessly. I would recommend “The System” to any of my friends or acquaintances, even to seasoned investors. It is a good run down on all the basics, which is the best place to start. It’s just good stuff.

I purchased a flood damaged house by short sale in 11/2006. I made $10,000 in repairs to home (roof and dry-in mainly). I sold house as is to individual wanting to do repairs sweat equity in 6/07
The amount of my profit check is $58,000!!! This money went to my ROTH IRA and will never be taxed. My return on investment is nearly 55% just on this. If an investor can do 3 of these a year he/she could have a sizeable retirement fund in only 5 years.

I could write a book on real estate adventures in my life time. I’ve been up and down in the business for about 25 years. We finally started using your system after buying 3 foreclosed that were fast rehab jobs. We are in the middle of flipping 1 and using your owner finance method on the other 2. Plus we are buying #4 with owner financing…so I would say “yes” the system works! We are looking forward to buying houses Subject To in the future, but we just figured we would start by using our credit and picking up some quick $.
By the way did I mention the line of credit that I got at a mortgage? We get a rehab loan then refi to a permanent loan. Seems to work. We have done all of this with no money out of our pocket!
With the first house we left the closing table with $17,000 and in two weeks we closed another $11,000. Thanks for all the incredibly profitable hints!

I noticed a house in need of repair in Powder Springs and found out the owner was willing to sell. We estimate repairs at $15-$20k and the ARV at $139k . We offered $77k as is. After a few days she called back and said she would take $77k if we could close in 3 weeks.
I secured funding through a private lender for the purchase price plus repairs.
We have approximately $103k in the house including all closing costs and the cost of money. That leaves us with $36k in equity, potential rental income, and a great investment home! This system really does work if you stay in the game.

I have been a Real Estate Broker for 7 years, 2 years working in the Puerto Rico market and 5 working here in Georgia. In the past 2 years I have been trying to invest in properties, but I was doing it in the traditional method. My brother lost his kids to DFCS a little over 3 years ago. I have always loved them so much! I wanted to do anything in my power to help them. Well, 2 years ago God showed me that I would have custody of my two nephews. My dad and his wife had custody of the boys and I talked to him about getting custody for a while with much resistance from him. Finally, I just gave it to God. My dad called out of the blue one day and asked me if I still wanted custody of them and of course I said "yes." They are coming to live with us in June after school gets out.

My dad and I purchased the house I am living in during in the month of February. This house is plenty big enough for 5 kids. We borrowed 80% of the appraised value ($213k) from a hard money lender. We got $12k cash back at closing to fix up the house. We had to do a refinance within 30 days so we had saved $1500.00 for the second closing. The mortgage guy called and said we only had to bring $749.00 to the closing. We get there and actually got $691.00 back instead of having to pay anything! And the second
appraisal
came back at $228k instead of $213k. So, I haven't paid mortgage for February, March and my April payment is in the bank and I only have to come up with $400.00 for the May payment! Then in June I will have another $800.00 per month to pay the mortgage. So I ended up with a $228,000 home for $155,000! $73,000 worth of equity! Plus custody of my nephews.
God is so awesome. With HIM all things are possible!

Everyone says that those "WE BUY HOUSES" signs are tacky and will never work, but Billy was right...THEY DO WORK!
A man called us from our signs and said he had a 4 sided brick house on .5 acres of commercial land in Powder Springs. It needed around $10k in repairs, so we offered $100k. The appraisal came back at a conservative $155, 000.00, leaving us with $45k in equity...plus there is already a tenant!
So much for what "everyone" says will or will not work. That just proves you've got to be careful who you listen to..

Personal experience has taught me to be skeptical of claims that sound too good to be true. So over the years I have filled my wastebasket with all sorts of advertisements claiming to hold the secrets to successful investing and long-term wealth. The beautiful part is that there’s truly no limit to what men and women of God can do by following this system. “We had upgraded into a new home in a Country Club community, so we had to do something with the house we were moving out of. We now make $390 a month over our payment, and over 30 years make a total of $372,920 in payments plus $14,000 in down payment. Total of $386,920. Subtract our debt of $146,880 and we have a profit of $240,040!
It doesn’t take a rocket scientist to figure this out. And this is just one deal! We are now looking for our next deal. Thank you, Billy for your help and we look forward to the rest of 2006.”
